Established in 1975, Rand Associates is multi-discipline practise specialising in the management of social housing throughout the UK.
With offices in the North and South of the country Rand Associates provides integrated consultancy across M3NHF Schedule of Rates, Asset Management, Net Zero, Procurement and Building and Quantity Surveying, all part of the same social housing services eco-system.
As architects of the first stock condition surveys in the UK and authors of the breakthrough M3NHF Schedule of Rates in 1994, Rand Associates has unparalleled expertise in the social housing sector, pioneering innovative new management solutions (including proprietary software eSurveys and M3Vision) to best serve landlords and tenants in managing and maintaining stock.
Rand Associate’s mission is to provide social housing providers with a cohesive plan informed by detailed survey data focused on maximising investment whilst improving product quality to meet the latest government-led legislation and safety regulations.

Rand Associates was established in 1975 by Alan Rand, quickly joined by David Miller, Richard Holliday and Derek Oldham. Initially providing contract support to UK social housing landlords this developed into providing large scale stock condition surveys.
We were the first consultancy in the UK to carry out stock condition surveys, a legacy that underpins the evolution of the services we provide today.
As the team and our expertise grew, so did the services we offered with the introduction of the landmark M3NHF Schedule of Rates. Introduced in 1994, this directive on specified base rates for common maintenance requirements remains the principle pricing mechanism for repairs within the social housing sector.
Today, from our two UK sites, we offer an integrated portfolio of specialist social housing services that includes Asset Management, Procurement support and Net Zero consultancy. Developed alongside our colleagues at M3, M3Vision helps our clients manage their stock and strategically plan the procurement of services to maintain and improve stock.
